When you are negotiating on behalf of your client, it is always better to be the one who is more knowledgeable about the area.  If you are representing the buyer and the seller won't budge on the price, you always have the advantage if you have seen the inside of the comparables and the reason that they sold for the price they did. A local realtor has the upper hand in the negotiations.

A local realtor also knows the best deals since she has seen all of the homes and can compare which one is the best.  Two weeks ago, my client just bought the hottest deal in town.  It was one of the prettiest homes I have even seen and my clients bought it for a great price.!

In the bank owned property  scenario, the lender has already foreclosed on the house, the bank is now the owner  and  and has put it back on the market.  The foreclosed bank owned  house will be usually be vacant and possibly in need of repair work such as new appliances. I have seen many kitchens that are completely gutted but in other cases I am completely surprised and the bank owned property is actually in very good shape. Bank owned properties are often sold at a greater discount than short sales and you normally receive an answer quickly (even in a day or two).  What I like about bank owned property and  RE0's is the what you see is what you get!  There won't be many surprises at the time of closing.

Vernon Hills Park Districtwas recognized in excellence in 2006 and I can understand why.    The Vernon Hills  Park District doesn't miss a beat.   Vernon Hills Residents can take advantage of many wonderful park district programs, including, an aquatic center and 2 golf courses- both a 9 hole course and a 18 hole course, I have played both of these courses and have been equally challenged by the 9 hole course as the 18 hole course.

Besides golf courses, Vernon Hills provides fishing, outdoor skating and sledding in many different locations

Vernon Hills owns approximately 45 acres of land between Fairway Drive and Route 45.  Three school districts, Libertyville H.S. District 128, Stevenson H.S. District 125, and Lincolnshire/Prairie View District 103, have portions of the site for use as athletic fields. 7.5 are were used for a road right-of-way to connect Fairway Drive with Route 45  The remainder of the village's parcel has been used to develop active and passive recreational facilities including soccer fields, ball diamonds, tennis courts, football fields, field hockey fields, a skateboard park, volleyball courts, bike paths and water features.

What about activities for Seniors?

Vernon Hills has an active Senior population with many activities all year round.The  Vernon Hills Seniors Organization meets in the lower level of the Village Hall in the Senior Center.  The Seniors Center offers a library, computers with internet capability, pool tables, television, meeting place as well as a kitchen.  Members meet regularly to play bridge, pinochle and Mah Jong as well as watch movies and celebrate birthdays.

Vernon Hills prides itself with lakes, ponds, and forest preserves.  Vernon Hills boasts over 400 acres of parklands.  I don't live in Vernon Hills, but it is just a stone's throw away from my house.  I take advantage of all that Vernon Hills has to offer, and  have rode my bike numerous times  through the Vernon Hills forest preserves, a wonderful place to spend time both  for exercise, and  to enjoy  the beautiful scenery.   Every year Vernon Hills sponsors  a wonderful Concert in the Park Series in the month of June, July and August.  It's a wonderful time to enjoy great music in a relaxed atmosphere.

Elementary students of Lincolnshire attend the Lincolnshire-Prairie View School in District #103.

Are you buying Real Estate in Barrington Illinois? As your Barrington IL Realtor I am here to fully explain the purchase contract.

A purchase contract is used to make an offer on any residential Barrington Illinois real estate you want to buy and it is 15 pages long. Ugh I hear you say - maybe so, but you must take the time to go through it and understand it before you sign. It is a legal document and not to be taken lightly. Some of it will not apply to you - so we are not talking hours - 30 minutes should be enough unless you have lots of questions. I am going to go through the contract in stages here on this blog in a series of articles - hopefully making it seem less of an arduous task.

Let's get to basics for you.

  • The contracts that any Barrington IL Realtor will use are provided by our Barrington Illinois real estate board - The North Shore Barrington Association of Realtors
  • The contract is written by a panel of Attorneys and approved by the above Board. Sometimes they will ask for Broker input
  • The contract is regularly updated - Your Barrington IL Realtor should only use the most up to date contract forms
  • The form is typed with spaces - blanks - for us to fill in
  • Your Barrington IL Realtor is only qualified to fill in the blanks - a well trained Realtor will know what to put in the blanks
  • What about empty blanks - simply if we are not going to use a blank we must enter as not applicable - N/A
  • Your Barrington IL Realtor should not write down the side, the top, the bottom, or add pages - to do so would be considered practicing law and I am not an attorney.
  • If you want anything added to a contract you should hire an attorney to write an addendum for you
  • If your additions or proposals are to be part of your Barrington Illinois Real Estate offer - ask your attorney to prepare it before we present the offer

As your Barrington IL Realtor I am required to give you a copy of the contract you signed. Any changes made to price, closing date i.e. those blanks we talked about - require your initials and again require me to provide you with a copy.

As we go forward with your purchase it is my job to make sure everything we wrote on the contract is being done. Your attorney will take care of the legal side, your loan officer will take care of the finance side and I will oversee it all until you get the keys.
