If you are looking for New Construction in Buffalo Grove, Illinois then you might already know many local builders are offering great incentives to attract and motivate buyers. In fact, I was researching options for new construction for a recent client relocating to the area and found that many builders were discounting their properties by hundreds of 1000’s. Due to the research I recently did, I can tell you all about each subdivision and the particular prices and nuances.
Prior to looking at Buffalo Grove new construction homes, it is highly recommended that you secure the services of a Realtor. This is free to buyers so it´s a no brainer - get someone to look out for your best interests! Home builders have their own contracts, and you can bet this works out well for them as the contracts are naturally skewed towards their best interest. Your Realtor will know what to look for in the contract and can interpret the fine print.
Make sure you take your Realtor who is representing you with you on your first visit to every new construction model/site. Your Buffalo Grove agent will get you preregistered with that builder and if you decide to go back at a later date without your Realtor you will still have buyers representation through your Realtor. Then, when you find a home you want to move forward with make sure you talk with your agent about the incentives being offered and have them there with you at the builder´s site to also ask questions prior to signing any contracts. Realtors often have a better idea of what questions to ask in order to make sure your best interests are being met. Sometimes homes come with a multitude of upgrades and the incentive packages just don´t make sense for a particular buyer. At this point, it might be better to submitting a lower offer on the home. Yes, with buyer representation your Real Estate agent can go to bat for you and negotiate a better deal, even on New Construction.
Realtors have the inside knowledge of whether the builder is in financial trouble. This type of knowledge is very important in today's market.
Chances are if you go in confident with the backing of a Professional Realtor behind you, things will get worked out and you and the builder will both be happy in the end. There are lots of great deals to be had right now on the market, and builders need buyers so don´t be shy - and remember to shop prepared!

If you are driving on the toll way from Chicago to Hawthorn Woods, you would exit off of Route 22 and head west. Hawthorn Woods is approximately 45 minutes without any traffic to Chicago's downtown and with traffic, your guess is a good as mine. Hawthorn Woods is bordered by Long Grove on the east and southeast, Kildeer on the south, Lake Zurich on the southwest, and North Barrington on the west. The village covers an area of approximately 5.4 square miles, with approximately 3000 homes and is predominately a residential community.
Hawthorn Woods is convenient to many shopping malls and stores. Only 2 miles South East of Hawthorn Woods, you will find quaint shopping, great restaurants and unbelievable and unique boutiques in the adjacent town of Long Grove. Just a few miles away on its western border you can find other fine shopping in Deer Park. Stores include Best Buy, Crate and Barrel, Gap, Pottery Barn, etc
But this post is really about home sales losing their potential to become a reality...for a host of reasons. Some may be YOUR fault, deliberate or not. Others, quite frankly, are the result of your agent's actions. Maybe you aren't aware. Maybe you are and don't care.
If you think buyers are not paying attention to the curb appeal, and the home's condition, you are not being told the reality of today's market (in many areas). Buyers LOOK for signs of a home that needs help, or means more work for them IF they should decide to buy.
