As you can imagine,  many Buffalo Grove sellers took their home off the holidays for the Holiday Season.   It's hard enough keeping your home clean when your kids are at school everyday, but when kids are on vacation,  home from College, sometimes its just plain impossible to coordinate the real estate showings, especially when you are notified of a showing within just minutes of the time the so called buyer wants to see your home.  I have 3 teenage boys and if I had to wake them up, have them clean up their room, and get out of the house before 10:00, I would probably be boycotted as their mom.  So sellers,  I understand if you need some time off from selling your home! 

For those sellers who are empty nesters,  this is the time to keep your home on the market.  Buffalo Grove inventory is down and if there are any serious Buffalo Grove buyers...  ie.. relocation buyers,  your home may be their next dream home.

Whether you are looking for a home for rent in Buffalo Grove, a townhome for rent, or a condo for rent,  I have a pulse on the Buffalo Grove rental market 

Here is my advice to Renters....

You have to move fast! -   you aren't the only one who needs a rental home in Buffalo Grove.   Last week I received a call from someone you was renting a home in Buffalo Grove and the Sheriff came to the door to evict them from the rental home they had leased.     They had been making the lease payments on a timely basis to their landlord, but the landlord was pocketing the rent, and not paying his mortgage, knowing his home was going to be foreclosed.  It is important to check the financial status of the lessor,  just like he checks out the financial status of you.. the lessee.  The poor people who called me had to find a new rental very quickly! 

Additionally,  remember that  good homes for rent go very quickly.  Last year I listed a home for rent for $2500 and because it was listed for rent in a good school district,  their was a high demand for the home.  It actually rented for $300 over the asking price.  Two families had just moved here from out of the country and they bidded up the rental price of the home.  Lucky landlords!   Besides executives moving here for short term projects,  many people are renting in the interim when they are building their credit back up.   Additionally,  I work with many couples separating or divorcing who want to stay near their exspouse for the benefit of their children. 

I also recommend that you work with a Realtor who knows the area and the nuances of the subdivisions, associations, and condo buildings.    One time, a new client called me after she found out at the last minute that the building she was going to rent through another realtor didn't allow rentals unless they were grandfathered.

Buffalo Grove Soccer Store... Buy your soccer equipment in your backyard! 

Right here in Buffalo Grove, there is a store in the Woodland Commons shopping center called Soccer Madness. In just under three years, owners Lisa and Mike Mathis are expanding their store. Why? Because they are experts in their field, (no pun intended), and have been an incredible asset to our community. Bringing in clients from all over the North Shore area, Palatine, Vernon Hills and Lincolnshire, they have become the go-to site for soccer supplies.

Mike says that the biggest seller and what drives their business is the immense amount and variety of soccer shoes that they carry. Not only do they have the Nike and Puma that we’re all familiar with, but they also carry brands like Joma from Spain and Pirma from Mexico. He says, “The intent on expanding the store is to focus on team uniforms, both for clubs and retail purchase. Its primary purpose is to be a dedicated team showroom that will have individual, recreational, club, college and high school gear.”

Interestingly, they are branching into field hockey and will carry sticks, goggles, knee pads and of course, uniforms. They are researching this sport carefully so they can offer the same advice and information about field hockey as they do about soccer.

Long Grove Real Estate Sales.

As you know, Real Estate Sales are local.... and how the real estate market is doing in Long Grove, Illinois has nothing to do with the real estate market elsewhere.  If you want to sit down in person with me to discuss the Real Estate Market or the value of the Long Grove home you want to sell or buy, let's meet for coffee. 

Below is a summary of the Long Grove homes that are currently under contract as of December 24th...as well as the homes that closed within the last month.  If it says a/i...  or ctgo in the first column it means it is under contract.  If it says ss... it is a short sale that is currently under contract... if it says (f) in the last column, it means that it was a foreclosure. 

There were 3 homes that closed in Long Grove within the last month and one was a foreclosure. 

There are 13 homes that are currently under contract in Long grove  and 6 of them are short sales. 

Most of the other homes that have sold or under contract are gorgeous,  and/ or a great deal.  If you are looking for a home in Long Grove, there are 109 homes currently on the market  

Now is the time to buy real estate in Long Grove.  Many Long Grove Sellers are extremely motivated, especially if they have already bought a new home or have relocated to another area.  Next spring, there will be more buyers looking to purchase a home, making the prices more competitive.  You may find yourself in a bidding war resulting in a higher price than you would pay this winter.
