This beautiful Buffalo Grove townhome for sale went under contract in  1 day..   In this market, this is very exciting news for  the seller, buyer, buyer's realtor and myself.  In addition to this townhome,  I listed two other  Buffalo Grove single family homes this past  month that went under contract in less than 2 weeks.  How do I accomplish this?  I can honestly say its a lot of hard work and a little bit of luck!

Pricing The Home Correctly

First I need to sit down with the seller and review all of the current data, in order for us to price the home accurately.  In today's dynamic marketplace, this is an extremely challenging endeavor.    As a full time  real estate agent,   I tour each home that competes with the home I am listing in order to obtain additional knowlege helpful in my pricing strategy.   Additionally since I'm very familiar with all the homes that sold in the area, I can guage the selling price of  the home I am currently listing( square feet and condition)  compared to the selling price of the homes that  have recently closed.

Presentation of the Home

At  this time I can honestly say that it looks that 2010 is going to a better year than 2009 for both buyers and sellers

Buffalo Grove Real Estate analysis for December by top realtor in the Buffalo Grove area.

 

As a Buffalo Grove realtor, the number one question that I am always asked is..... "How is the Buffalo Grove Real Estate  Market Doing?"  Obviously, my clients ask me this question but I am also asked this question by friends, family and/or acquaintances. I am asked this question at the grocery store, while I am walking my dog, at school functions, as a spectator at my son's volleyball game , parties, anywhere and everywhere.

So to answer  the 64 Dollar question,  How is the Buffalo Grove Real Estate Market "  I have summarized the following information for my readers.

1.  Unfortunately for  Buffalo Grove sellersand fortunate for Buffalo Grove buyers- home prices in Buffalo Grove  are currently similar to what the prices were in 2002/2003.

2.There were 12 closed detached sales in Buffalo Grove  Il in December 2009.    If you would like to know what a particular  Buffalo Grove sold for, just email me and I will be happy to send you the sales price.

3. The  highest selling price for a single family home in Buffalo Grove in December 2009  was $652,000 while the lowest sales price in Buffalo Grove in December 2009  was  $230,000.  The  average sales price in  all of 2009 was$360,953.  In 2008 the average Buffalo Grove sales price  was $399,722.  Unfortunately, the prices are still falling.
