Buffalo Grove real estate was under contract in   1  day! 

 Yes its true... This beautiful Buffalo Grove townhome for sale went under contract in  1 day..   In this market, this is very exciting news for  the seller, buyer, buyer's realtor and myself.  In addition to this townhome,  I listed two other  Buffalo Grove single family homes this past  month that went under contract in less than 2 weeks.  How do I accomplish this?  I can honestly say its a lot of hard work and a little bit of luck! 

 In today's real estate climate it takes a lot more than planting a sign in the front yard.  Let me discuss my three proven strategies in How to sell your home in less than 2 weeks!

Pricing The Home Correctly

First I need to sit down with the seller and review all of the current data, in order for us to price the home accurately.  In today's dynamic marketplace, this is an extremely challenging endeavor.    As a full time  real estate agent,   I tour each home that competes with the home I am listing in order to obtain additional knowlege helpful in my pricing strategy.   Additionally since I'm very familiar with all the homes that sold in the area, I can guage the selling price of  the home I am currently listing( square feet and condition)  compared to the selling price of the homes that  have recently closed.

Presentation of the Home

Staging and uncluttering  the home is another important aspect  of the selling formula. Before I list a home  I help the seller with all the details necessary to get  the home in the best possible condition. I bring my own props, including rugs and towels for the bathroom,  and decorative pictures and accessories to make the home shine...     Additionally,  I have a handyman and painter that can fix any small item and freshen up the house.  He is amazing and if you would like his number, give me a call.    I  also will give the seller advice on which areas will give them  the most bang for their buck.  In my recent sale, we changed the countertops and appliances in the kitchen, and remodeled the baths. 

Marketing of the Home

Lastly, a real estate agent needs to agressively market your home .  As a Buffalo Grove real estate agent who specializes in internet marketing , your internet exposure will be second to none. As a Buffalo Grove realtor, everywhere I go, people are asking me how is the real estate market doing?  Before I answer this 64 dollar question, I want to pose to them one question,  are you a  potential buyer or a potential seller? At  this time I can honestly say that it looks that 2010 is going to a better year than 2009 for both buyers and sellers

How do 2010 Buffalo Grove statistics compare to the 2009 Buffalo Grove real estate statistics?

Although the average Buffalo Grove sales price in 2010 is  $30,000 less than the 2009 average sales price, there were twice as many homes sold in January 2010 than in  January 2009.  Also, the average days on the market in 2010 is less than 1/2of the days on the market  in 2009.  What does this mean?   Buffalo Grove seller's are beginning to grasp the current real estate market and  are pricing their homes to sell  fast rather than stay on the market for an extended period of time.

 

I think that it is a wonderful time to sell if you are looking for a great opportunity to buy -  If you are upsizing, the loss that you are incurring on your sale will be recouped if you are buying a more expensive home.
