Why..... should the buyer do a final walkthrough? A final walk through is very important to all buyers because it's your last chance to inspect the property before closing. Even if my buyers don't have the time to perform it themselves, or out of town... my job as their agent is to perform it on behalf of them. The main purpose of the walk-through inspection is to protect yourself and your future property from sellers that may not have lived up to the terms of the contract If the seller has not, you want to know about it in advance of the closing so remedies (both monetary and otherwise) can be agreed upon before money changes hands. . Usually during the initial inspection, I advise my clients to take pictures, so there is no misunderstanding as to what the house looked like when the clients saw the home last. As your agent, I always try to arrange for the final walk through the day or two before the real estate closing, Additionally, if possible I do another walk through right before the closing. It is important to check out the condition of the house right before the closing. We want to make sure that the sellers have completely moved out and that the house is in "broom clean" condition if that what the contract states. In some contracts I have noted that instead of broom clean, it is stated that the home needs to be professionally cleaned. Additionally, we will be checking to make sure that any appliances, light fixtures, built ins, blinds etc. that are supposed to stay with the house (per the written contract) are still in the house and work properly. I flush all the toilets and run the water in all the faucets. It is important to check that the pipes are not leaking. Next it is important to look to see if there was any accidental damage done to the house when the sellers moved out, like a a scratched hardwood floor, a broken storm door etc. If the water is turned off or the electricity is off and you can't check the appliances - this needs to be addressed. During my last closing, the seller turned off the gas too early. The gas company had to be contacted to turn the gas back on in order for the buyer to test the oven and fireplace. During the final walk through, please bring all your paperwork with you. This should include your sales contract, any addendum(s) to the sales contract and inspection records. If any requested repair work was done to the home due to the inspection period, this is the time we check to see if it was actually done It's better to raise any objections during the walk through than wait until the closing. If any items are missing or anything has been left behind that should not have been, I rather address them right after the final walkthrough. At the closing, the seller's attorney should have any necessary receipts and warranties for repair work done, to give to your attorney.

Many listing realtors are relying on old school information, and submitting incorrect schools or incorrect spelling of schools on the MLS sheets. This is happening more frequently today, especially with the influx of foreclosures and bank owned property on the market. The seller's bank hires the Realtor and this realtor may live and work hours from the property. If a buyer's realtor does not know the area, they will incorrectly rely on the listing agents mistakes.
When you are negotiating on behalf of your client, it is always better to be the one who is more knowledgeable about the area. If you are representing the buyer and the seller won't budge on the price, you always have the advantage if you have seen the inside of the comparables and the reason that they sold for the price they did. Are you looking for a home in Adlai Stevenson High School in Lincolnshire? Many of my clients from all over the world email me that they want to live in District 125, the Stevenson High School District.
Whether you have children or not, buying a home in a community with good schools is very important. Well regarded schools increase property values and add to the desirability of a community.
In the recent October edition of Chicago Magazine, Adlai E. Stevenson High school located in Chicago's Northwest Suburbs fared extremely well. According to the article Stevenson Highschool, pays its teachers better than most Chicago- area schools and also spends more per student than most schools. More importantly, the magazine article also places spending in context, comparing school spending with ACT results. In that regard, Stevenson Highschool also does well, testing better than many other schools that also spend on the higher range per student.
It appears from the article that Stevenson Highschool is using its dollars wisely. Their average ACT score for 2007 was 25.6, compared to the state average of 20.3. The Chicago Sun- Times' analysis of 2007 ISBE School report card data also exemplified these findings and recently reported that Stevenson High school was rated 6th in the state using test scores as one of their measures.
Another important statistic about the school it that its Advanced Placement program is among the nation's best. More than 20 AP classes are available and SHS regularly leads the Midwest region in AP participation and has ranked in the top five worldwide.
Students who live in certain areas of Lincolnshire, Buffalo Grove, Long Grove attend Stevenson Highschool if they are included in the school's district boundaries. A small percentage of Vernon Hills, Riverwoods, Lake Zurich and Hawthorn Woods residents also attend Stevenson. The Junior High feeder schools include Woodlawn Junior High(District 96), Aptakistic Junior High(District 102), Daniel Wright Junior High (District 103) and portions of West Oak Junior High and Fremont Junior High Schools( District 76).
