With the number of  Buffalo Grove sellers on the market, compared to the number of buyer-its no wonder that its hard to sell a home these days.  I have been successful this year using the simple strategy learned in my Marketing 101 class at the University of Illinois in Urbana.  Please don't ask me how many years ago! 

Instead of relying solely on email and the internet and other social networking arenas, maybe its time to  pick up the phone and actually network with other real estate colleagues.  Yes that's right, I'm referring to  good ole fashion human interaction!   It worked for me,on my last 3 closings!- maybe it can work for you.

Buffalo Grove Sale 1- I was talking to a colleague in another Buffalo grove office about coordinating a neighborhood broker open.   We were discussing potential Buffalo Grove buyers and showings we recently had and she told me of another Buffalo Grove realtor who made an offer on her clients home, but it was too low for her seller to accept.    She told me to call the other realtor because she thought my home would be perfect for the other client and in a price range more in line with the client's price range.  I picked up the phone, called the other Buffalo Grove realtor, subsequently invited her to my broker's open and 2 weeks later her buyer bought the home.    Home sold by networking with other realtors and picking up the phone.

Vernon Hills Sale 2- After a Coldwell Banker office meeting, I was networking with my collegues and asking if anyone had a  buyer for a  Vernon Hills home that I was going to list at the end of the week.    Two of my Coldwell Banker colleagues told me that they were working with relocation clients and would love for their clients to see my new listing.   Although it was not yet formally  on the market,  one of the clients fell in love with it and the rest is history.  Again this Vernon Hills home was sold by networking with other realtors.

Buffalo Grove Sale 3- A Buffalo Grove Realtor was  looking at homes with a client and drove by one of my listings.   She called me for the price of the home.   I was on the phone at the time, but called her back within 2 minutes to give her the information she needed.  Although the home she was looking at was out of her price range, I shared with her another listing that I had that was in her price range.  She immediately went to see it and 3 weeks later her clients made an offer.  

 

When  interviewing  potential  Buffalo Grove realtors for selling your home, I recommend that you  ask the candidate  the  additional  relevant questions.

How long does it take for the realtor to answer his phone or email?  What is his  responsiveness time?  If the realtor isn't available, is there someone else that is going to answer his calls?  Does he pick up the phone on the weekends?  If I hadn't answered my phone on Buffalo Grove sale 3, that house would not have been sold. 

Now don't get me wrong, I'm not saying that the internet is replaceable, (I'm actually an internet geek) but I do want to point out that even in the age of technology, human interaction  and responsiveness is something that can't be replaced or replicated.

Everywhere I go these days, whether at my child's volleyball game,  my social  bowling league on Saturday night or walking my dog, people are asking me the same question, how is the Buffalo Grove Real estate market doing.    I can finally be optimistic and report that the Buffalo Grove Real estate market is improving!  How exciting! 

The below analysis  indicates that the number of  Buffalo Grove Real estate sales have  almost doubled and Buffalo Grove real estate prices, have even increased,   In 2009 the median Buffalo Grove selling price was $285,000 and in 2010 the median Buffalo Grove selling price was $295,000. Although it is only a little increase, it is an increase.

Great news!  These are real signs finally that  Buffalo Grove real estate sales are on the upswing. Don't' get me wrong, - this does not mean that prices are going up yet... but I think that they will creep up relatively soon in certain price ranges.    In  the first quarter of 2009, 29 homes sold in the first quarter and in the first quarter of  2010 43 homes sold.  That's a huge increase!

Although the average selling price decreased from $346,641 to $335,495 this is probably due to the number of short sales and bank owned properties in Buffalo Grove.  The average days on the market in Buffalo Grove is also decreasing and those homes that are staged and price right, you  better hurry or you will miss out on buying your dream  home.  The last 2 homes in Buffalo Grove that I listed were under contract in less than 2 weeks.buffalo grove closed sales

This is very reassuring news for Buffalo Grove Sellers.   If you are looking to put your home on the market this spring, it is best to do it now.   As of today , there are only 24 days for a buyer to take advantage of the first time home buyer's credit and the repeat credit.   Buyers- I think we have seen the bottom of the  Buffalo Grove Real estate market for a while.  Act now to get the Buffalo Grove home of your dreams!

Advertise Long Grove Open houses on Trulia and other websites!

The more advertising for your open houses the better!   If you can't beat them join them!

Yesterday I was googling long grove real estate and unfortunately my individual website ranking of www.buffalogrovehomes.com moved down from number 2 to number 6.  As you can imagine I was not at all happy with these results especially since I was beaten by national online firms like realtor.com and trulia who aren't as familiar with the local Long Grove market like I am .   I have seen every home and piece of real estate in the Long Grove area, can predict the next house to sell, tell you what home is the best deal etc.  I guess google can't measure these important tools for buyers and sellers when calculating their google serp! 

When I was exploring Trulia and navigating through the site, I noticed that one of my open houses for this Sunday at 4972 Wild Rose Lane, Long Grove  was advertised on Trulia's  site.   One of the realtors in my office was sitting an open house for me and she already submitted this information.   When you clicked on Sunday's open houses in Long Grove, my listing was the only home that popped up.  I quickly added the other house that I was doing an open house this weekend and within 36 hours, this home too will be advertised on Trulia. 

 

My open houses  this weekend will also be advertised on www.coldwellbankeronline, www.realtor.com and www.coldwellbanker.com.  My motto forever, is if you try your hardest and you can't beat them, why not join them!

Real Estate Urgency... How to sell homes in a slow market?

No one is in a hurry in today's real estate market...Actually, everyone is procrastinating... Let me explain the real estate strategy of creating a sense of urgency that I have just utilized to help me sell a home in today's slow market. 

Creating Urgency!  Strategy 6 in selling a home for the highest price in the shortest amount of time..

One of my sellers recently had their beautiful home on the market.   The sellers were the original owners and had immaculately maintained this home.  The home received many showings and everyone who saw it gave positive feedback.  All the prospective buyers were procrastinating.

After  3 months, the sellers were getting a little frustrated and concerned that their home would not sell for a fair price. They actually received a few ridiculously lowball offers from buyers who wanted to test whether my seller would give away the house.   All the  serious buyers were procrastinating

In another market this house would have sold  in a week and the sellers would be able to move on. All that's well and good but as a realtor, I have to deal with the present market and still get the best possible price.   I don't know about other realtors, but I'm always thinking about my sellers and what the next plan should be.  This is what I suggested to my client and the outcome was most favorable. 

I needed to create urgency- there were 6 buyers who expressed interest in my seller's home along the way, but for some reason they weren't going to pull the trigger and pay a fair price...  The serious Buyers were procrastinating.  Another similar, but not as maintained home house in the neighborhood sold for much lower than it should have, so buyers were actually basing their offers for this home on that previous sale.  

In order to create urgency, I suggested to my clients to come to a bottom line in their head and present it to the 5 buyers who  had already expressed interest in their home.    One of the parties  immediately took us seriously and wrote a contract based on this bottom line price.    3 days later, another one of the parties saw that that the home was under contract, and wanted to write a back up offer.  My client  accepted this  back up offer in case their original offer fell through. Although the second offer was a better offer, my clients did not go back on their word to the first buyer, but  they did inform  the first buyer that since they had another offer... they would not fix any items that came up on inspection...  The first party really wanted the house and agreed to take the house as is..  I guess in order for you to beat procrastination, you have to create a sense urgency

!
