Buffalo Grove Real Estate Selling?

As a Buffalo Grove Realtor, I receive calls and emails  constantly as to whether homes are selling in Buffalo Grove and when the best time to put your home on the market. 

Yes- homes are selling in Buffalo Grove!  Since November 1,2010  21 homes went under contract!    I just closed on a Buffalo Grove home that went under contract in 17 days and closed in less than 2 months.  Buffalo Grove homes properly positioned are selling! 

Here are a few other questions I receive by Buffalo Grove residents

Will I take a loss on the sale of my Buffalo Grove home?  It all depends on when you bought the home.  Unfortunately, the Buffalo Grove market declined for the past few years, so if you bought your home recently, yes you probably will take a loss. 

What about all the improvements I made on my Buffalo Grove home, will I be able to recoup this investment?  It all depends on when you purchased the home and the improvements you made. 

Should I hire a local realtor, or my brother's best friend?  Hiring a local Buffalo Grove realtor, really has great advantages. 

It is important to choose a realtor who knows the area like the back of her hand.  Your Buffalo Grove Realtor should be completely versed in the Buffalo Grove schools, Buffalo Grove subdivisions and the other homes that recently sold.  

When you are negotiating on behalf of your client, it is always better to be the one who is more knowledgeable about the area.  If you are representing  the seller and the buyer won't budge on the price, you always have the advantage if you have seen the inside of the comparables and the reason that they sold for the price they did. A local realtor has the upper hand in the negotiations.

As soon as the holidays are over...  The buyers looking now are serious buyers and the inventory is the lowest it has been in months

Vernon Hills High School Football- you gotta love it

The Vernon Hills High School Cougars Jumpstart the 2010  Football Season with a Bang!

The Vernon Hills Cougars just recently shut-out Niles West in the first game of the season 45 - 0.  It was rumored at the start of the season that this years team was outstanding and they didn't fail to deliver.  The Vernon Hills  Cougars scored on their first seven possessions and led  39-0 lead by halftime.

As a Wheeling realtor, everywhere I go, people are asking me how is the real estate market doing?  Before I answer this 64 dollar question, I want to pose to them one question,   are you a  potential buyer or a potential seller? 

Well folks, here are  the 2009 Wheeling Illinois real estate facts!Wheeling illinois real estate  

In Wheeling 109 single family homes  and 167 condos/townhomes sold in 2009.  The average price of a single family home in 2009 sold for $218,206 and a condo/townhome sold for $160,336.

 

How do 2009 Wheeling statistics compare to the 2008 Wheeling real estate statistics?

In 2009, more  Wheeling single family homes were sold, but less condos and townhomes.  Wheeling prices of properties have definately decreased since 2008 making it a great time to buy. These charts also indicate that when the seller's prices reflect current market conditions, it is a good chance that the properties will sell much faster.

 

I think that it is a wonderful time to sell if you are looking for a great opportunity to buy - I have had two clients who recently sold their homes for less than they had paid for them in 2003  but made up the difference and more when they purchased their next home. .

If you do not own anything it's a wonderful time to buy too.  With the extended tax credits in place and interest rates under 5% for a conventional loan - there are some amazing opportunities in Wheeling Illinois

 

So How is the Market in Wheeling Illinois?  I think it's great for buyers and for those who price their home aggressively.! The market in Wheeling  Illinois is filled with opportunities!!
