How is the Buffalo Grove real estate market doing?   For the first 9 months of 2009, 157 homes sold at a an average price of $350, 276.  It took these Buffalo Grove homes 121 days to sell.

For the first 9 months of this year, 187 homes sold compared to 157 in 2009 and the average selling price in Buffalo Grove increased from $350, 276 to $354,908.  This is excellent news for Buffalo Grove sellers!   

In today's Buffalo Grove real estate market the sellers still have to be extremely cognizant of the other homes on the market. Currently, there are 151 Buffalo Grove  homes for sale , and an additional 41 homes that are currently undercontract.

August is usually the time of increased real estate sales, because parents of school age children want to close prior to the beginning of the school year.  Whether or not this is the reason, the Buffalo Grove real estate market in August fared well and I'm happy to report the good news.  47 Buffalo Grove homes were closed in July, compared to 30 in June  and the average Buffalo Grovfe selling price increased in one month  from  to $344,301 to $350,487.   Last year in August,  only Buffalo Grove 30 homes were sold at a average price of $331,814 .  The Buffalo Grove market is definately do better than last year and its very refreshing news for the Buffalo Grove homeowners.

How is the Buffalo Grove real estate market doing?

If you want my complete answer, we need to meet for coffee.  I'm definately a straight shooter and will give you my opinion on what is happenning in the Buffalo Grove real estate market.  This month I have 8 closings- 4 of them are in Buffalo Grove and due to many factors, mortgage companies on the top of the list- each one of the closings has been pretty stressful. 

My Buffalo Grove buyers are loving this real estate market and the unbelievable deals they are getting.  I have recently closed on a 4 bedroom 2 1/2 bath home with a basement in Buffalo Grove for less than $300,000.  There are definately great buys and if you move fast and have a realtor who knows the area, you can get a great home for a very good price. 

As of July 30, 2010 the market seems to be declining a little  in Buffalo Grove.  30 Buffalo Grove homes were closed in July, compared to 35 in June  and the average selling price decreased in one month  from  to $357,789 to $344,301.     Due to  the expiration of the first time home buyer's credit in June, I am relieved since I thought  that the decrease would have been worse.  In other words. Now I am cautiously optimistic that the market is stabilizing in Buffalo Grove.

How is the Buffalo Grove real estate market doing?

Everywhere I go these days, whether at my son's Buffalo Grove baseballl game,  the grocery store, or walking my dog, aquaintances, past clients, friends and neigbors are asking me the same question, how is the Buffalo Grove Real estate market doing?    If you want my complete answer, we need to meet for coffee.  I'm definately a straight shooter and will give you my opinion on what is happenning in the Buffalo Grove real estate market. 

The long and short of it as detailed below is that the Buffalo Grove  Real Estate market, especially the $250,000 to 400,000 priced home is definately holding its own and is even showing nice signs of improvement.    However, if you talk to a  frustrated seller of a higher price Buffalo Grove home,  they would not sound as optimistic.  

As of June 30 2010, the market still seems to be improving in Buffalo Grove.  35 Buffalo Grove homes were closed in June  and the selling price increased in one month  from  to $347,06 to $357,789.  Additionally the days on the market decreased from 128 days to 120 days.   All good signs and I have been following this trend for numerous months.
