How is the Buffalo Grove real estate market doing?

August is usually the time of increased real estate sales, because parents of school age children want to close prior to the beginning of the school year.  Whether or not this is the reason, the Buffalo Grove real estate market in August fared well and I'm happy to report the good news.  47 Buffalo Grove homes were closed in July, compared to 30 in June  and the average Buffalo Grovfe selling price increased in one month  from  to $344,301 to $350,487.   Last year in August,  only Buffalo Grove 30 homes were sold at a average price of $331,814 .  The Buffalo Grove market is definately do better than last year and its very refreshing news for the Buffalo Grove homeowners.

Buffalo Grove Road Scheduled to Close September 7th-Leave extra time

Buffalo Grove Road Construction- Beginning Sept 7th

We all know that in Chicago... or for that matter the suburbs of Chicago... there are two seasons- Summer and Road Construction.  Well this year is no exception.Buffalo Grove ConstructionBuffalo Grove, IL-The Lake County Division of Transportation will close Buffalo Grove Road (County Route W-14) from Aptakisic Road (County Route A-44) to Main Street in Buffalo Grove, IL for four weeks starting Tuesday, September 7 and ending Friday, October 1, 2010. The closure is required to allow the County's Contractor, Acura, Inc. to complete the concrete patching repairs on this section of Buffalo Grove Road.

The road closure will be in four stages to allow local traffic access to the residences and businesses. The first and second stages of the repair work will consist of patching Buffalo Grove Road, north of Illinois Route 22 to Main Street. The third and fourth stages will consist of repairing Buffalo Grove Road from Aptakisic Road to Illinois Route 22. During all the stages the lanes must remain closed to allow the concrete patch sections to cure.

Stage 1

The first stage of the road closure and detour will begin on Tuesday, September 7, 2010 with the northbound lane of Buffalo Grove Road closed to all traffic from Illinois Route 22, Half Day Road to Main Street. Northbound traffic will be detoured east on Illinois Route 22 to Main Street. The first stage should be completed on Friday, September 10, 2010. Stevenson  High School traffic will be affected by these closures so be sure to give yourself an extra 15 minutes to get your student to school 

Stage 2

The second stage of the road closure and detour will begin on Monday, September 13, 2010 with the southbound lane on Buffalo Grove Road from Main Street to Illinois Route 22 being closed to all traffic. The southbound traffic will be detoured south on Main Street to Illinois Route 22. The second stage repair work should be completed on Friday, September 17, 2010.

Stage 3

The third stage of the concrete patching will begin on September 20, 2010 with northbound Buffalo Grove Road being closed from Aptakisic Road to Illinois Route 22. For this closure, northbound traffic will be detoured using Aptakisic Road (County Route A-44), Prairie Road (County Route W-17), and Illinois Route 22. This stage should be completed by Friday, September 24, 2010.

Stage 4

The fourth and final stage of the road closure and detour will begin on September 27, 2010 with southbound traffic from Illinois Route 22 to Aptakisic Road. This traffic will be detoured east on Illinois Route 22 to Prairie Road, to Aptakisic Road. The fourth stage is scheduled for completion on October 1, 2010. Access for the school located at the corner of Buffalo Grove Road and Illinois Route 22 will be from Illinois Route 22 during stages 3 and 4.

During all four stages of this repair work, the lanes being detoured will have a signed detour in place and the road closure for each stage will begin at 7:00 A.M. Maps are enclosed showing the detour routes.

Stevenson High School Football - I love it!

Stevenson High School Football.

I love Stevenson High School Football! 

My eldest son  graduated from  Stevenson High School last May and my two Stevenson High schoolyounger sons are freshman at Stevenson.      Although none of my children will be ever be football players, our family has  consistently supported the Stevenson High School football games. 

Since the time  my eldest son was 3 years old, we have loved attending the games.  The Stevenson High School football games are so much fun to watch, at times very exciting, and a great way to spend a Friday night.  You would be surprised how many of your neighbors come watch these high spirited games.

This weekend I attended the Varsity Stevenson High football game on Friday night which was a blow out against Highland Park (42-7).  Additionally  since my freshman sons have so many friends on the freshman football team, our family  came back out Saturday morning to support their friends.  The Freshman A and B teams also won their games against Highland Park

If football is not your thing, you can also come to watch the Varsity half time entertainment.  The Stevenson High School Marching Band as well as the Pom Pom girls put on a show that is spectacular. 

Friday night games, especially the homecoming game are very crowded and parking may be a problem, so it is advisable to come early.

How is the Buffalo Grove real estate market doing?

If you want my complete answer, we need to meet for coffee.  I'm definately a straight shooter and will give you my opinion on what is happenning in the Buffalo Grove real estate market.  This month I have 8 closings- 4 of them are in Buffalo Grove and due to many factors, mortgage companies on the top of the list- each one of the closings has been pretty stressful. 

My Buffalo Grove buyers are loving this real estate market and the unbelievable deals they are getting.  I have recently closed on a 4 bedroom 2 1/2 bath home with a basement in Buffalo Grove for less than $300,000.  There are definately great buys and if you move fast and have a realtor who knows the area, you can get a great home for a very good price. 

As of July 30, 2010 the market seems to be declining a little  in Buffalo Grove.  30 Buffalo Grove homes were closed in July, compared to 35 in June  and the average selling price decreased in one month  from  to $357,789 to $344,301.     Due to  the expiration of the first time home buyer's credit in June, I am relieved since I thought  that the decrease would have been worse.  In other words. Now I am cautiously optimistic that the market is stabilizing in Buffalo Grove.
