Lincolnshire Il - First time home buyers should act fast

First Time Home buyer tax credit and credit for repeat buyers. You snooze you lose says Lincolnshire realtor!

$8000 First Time Home Buyer Tax Credit Extended and even expanded for Repeat Buyers! . As a full time realtor in the LIncolnshire/ Long Grove area, I feel that if you don't start now - looking for  a home or putting a home on the market, you will not be able to take advantage of this first time home buyer's credit.

The Worker, Homeownership, and Business Assistance Act of 2009 has recently extended the tax credit of up to $8,000 for qualified first-time home buyers purchasing a principal residence.  The bill also authorized a tax credit of up to $6,500 for qualified repeat home buyers.   The home you are purchasing needs to be undercontract by April 30th, 2010. 

There are so many questions you as a potential buyer may have, and I have provided links below that I feel explain this new tax law the best!  I used to be a tax accountant, and I know how complicated the rules can be for even the most seasoned professionals.  If you have any additional questions, please do not hesitate to call me.  If I can’t answer , I know some of the best tax accountants in town!

By the way….I thought this answer was the most interesting answer that applies to the First Time Home Buyer’s Credit…  This really gives new home buyers a lot of opportunity to do pick and choose when they will get the best benefit of the tax credit!

Question...

If I’m qualified for the tax credit and buy a home in 2009 (or 2010), can I apply the tax credit against my 2008 (or 2009) tax return?

Answer

Yes. The law allows taxpayers to choose (“elect”) to treat qualified home purchases in 2009 (or 2010) as if the purchase occurred on December 31, 2008 (or if in 2010, December 31, 2009). This means that the previous year’s income limit (MAGI) applies and the election accelerates when the credit can be claimed. A benefit of this election is that a home buyer in 2009 or 2010 will know their prior year MAGI with certainty, thereby helping the buyer know whether the income limit will reduce their credit amount.

Taxpayers buying a home who wish to claim it on their prior year tax return, but who have already submitted their tax return to the IRS, may file an amended return claiming the tax credit using Form 1040X. You should consult with a tax professional to determine how to arrange this.

Lincolnshire  Illinois is located in South East Lake County approximately 34 miles from Downtown, emcompassing almost  4.58 acres.  Lincolnshire shares a border with the villages of Vernon Hills to the northwest, Buffalo Grove to the southwest, Bannockburn to the east, and Riverwoods to the southeast. Schools
Elementary students of Lincolnshire attend the Lincolnshire-Prairie View School in District #103.
The district is accustomed to placing near the top of all state public schools on the IGAP tests.

Students in grades K to 2 attend Sprague Elementary School. Children in grades 3 and 4 attend Half Day School, and Students in grades 5 to 8 attend Daniel Wright Middle School. All three schools have won the coveted National Award for Excellence in Education. Sprague school has won it twice!

Lincolnshire Concert in the Green- a wonderful way to spend a summer eve.

Recently I wrote a blog post about the future happenings in Lincolnshire Illinois highlighting the bands playing at the Concert in the Green.  I noted that one of my neighbors, Karen Kiley and her band  The Retro Rockets were going to perform on July 31st. 

Let me tell you,  it's one thing to write about an event in town... but its much more fun to attend it!

Many of our neighbors attended the concert to listen to Karen's band, the Retro Rockets  and get together to have a wonderful summer evening.   

The Retro Rockets play rock n' roll music from the 50's, 60's, 70's and 80's.    The band was unbelievable, the company was great and all in all it was a fantastic evening.  

Flatlander's a restaurant attached to the concert venue provided food and drinks at a reasonable cost. 

This was the first Concert in the Green  I have attended, but it won't be my last!
