Long Grove Real Estate - What Long Grove real estate listings went under contract and why?

Are you curious as to what Long Grove real estate listings went under contract in the first 45 days of 2010?    Everyone else in Long Grove seems to be!

Whether you are in the market to buy a Long Grove home or to sell your current Long Grove home, it is important to keep abreast of market statistics (or at least to work with a knowledgeable Long Grove REALTOR who does). Newspapers, national magazines, and television news report on regional and national trends, but aren't doing a very good job of explaining the local real estate market in Long Grove.   The number of new housing starts nationwide or the percentage increase in foreclosures or short sales in the entire state have very little, if any, bearing on how quickly your Long Grove real estate is worth in the Ravenna, Herons Landing or Indian Creek Subdivision

A few days ago, this video clip was on the 10:00 Abc news and I really loved the way Leah Hope, the  reporter  summarized the state of today's real estate market.     The video explains that in order to sell a home today, the  price of your home  does not have to be comparable, it has to be compelling.    How true is this statement! 

In the Long Grove real estate analysis below, it shows that the Long Grove real estate listing prices at the time the contracts  were entered into were compelling!   Also note that 4 of the contracts were short sales!  If you would like to know the sale prices of these homes when they actually close, please do not hesitate to call me!

Sunset Foods in Long Grove update... Construction beginning in May 2010..

As most of you know who pass by Aptakisic and Route 83, the Construction of  Sunset Foods in Long Grove  is being delayed again.  Construction is starting in May of this year.

Unfortunately, due to the current credit crisis and the recent winter storms,  Long Grove residents will not be able to experience the new Sunset grocery store for some time now.  However word is on the street that construction is going to start in May of this year!   Yea!

Many residents  including myself aren't happy about the delay since we have been anxiously awaiting this new grocery store for the following reasons.   

First of all Sunset Foods is a neighborhood supermarket dedicated to providing the finest customer service. They are small enough to get to know you and large enough to stock an outstanding selection of food, liquor, floral and other items at competitive prices.. Customer service is key to them, whether it be loading your car, or providing recipes for their clients, they make shopping a pleasurable experience.  They serve free coffee, bring your groceries to your car, etc

Secondly, they have the unbelievable fresh food. There deli department and  salad bar are second to none.  Whether you want a precooked dinner for your family, or a gourmet catered meal, Sunset will be able to provide you with these options

Finally, as a  resident of Long Grove, I  am sorry about the delay since we are losing the  sales tax revenue Sunset that would have been generated in the past few years.

No more delays please.....  I'm sick of driving to Lake Forest or Libertyville for my grocery shopping!

For Sale in Highland Park ILPrepping  your home for sale in the Highland Park IL Real Estate Market does take some work and effort on the seller's part.  As a Real Estate Professional in Highland Park Illinois I regularly field calls from sellers requesting market evaluations.  The process normally works like this:

1. I get a call from a seller
2. I go to their house for a quick tour and conversation
3. I return with a formal market evaluation and make recommendations for market preparation
4. House goes on the market

Seems rather simple for a seller - they make a phone call, meet with a Real Estate Professional (maybe two) and they put their home on the market.
WRONG!!! Truth be told it really is not so simple for the seller - there is almost always work to be done before the house gets listed.


A seller needs to help by making the house look the best that it can.  Here are some suggestions:

1. De-clutter - This means everything from from get rid of piles of old magazines and junk mail that has piled up, to getting rid of old clothes that are over-stuffing your closets and old toys that your kids have outgrown.   I always tell my clients "If you don't plan on moving with it - sell it or donate!"  Craigslist and Freecycle are great websites to sell or give things away, or if you have the time and motivation you can schedule a garage sale. I have a list of area non-profits that accept donation drop-offs or will schedule a pick-up with you for oversize items. If you can't bear to part with your stuff consider renting storage space.de-clutter

2. Clean off the countertops in the kitchen and remove all magnets from the refrigerator. Clean the interior and exterior of all cabinets and appliances. You don't want your house to be remembered as the one with the filthy oven or grimy pantry.

3. Make small repairs as needed. I have a handyman who will take on small and large jobs. In winter keep your driveways and sidewalks clear of snow, and in warm weather months make sure to maintain your landscaping.

4. Paint a room or two for a  fresher look. I have a painter who is very reasonable and I am happy to help you select a suitable neutral shade for your space.

5. Re- arrange some furniture and/or get rid of some. I have a stager on my team who will come to your home and rearrange furniture to make the most of each room (there is a small fee for this service).

6. Have carpets professionally cleaned if needed. I have a wonderful carpet cleaner recommendation. Send curtains and area rugs to the dry cleaner as needed.

7. Do a very through cleaning so the house smells fresh when a perspective buyer walks in. On the flip side, don't overdo it with home fragrance; be mindful that your beloved room spray may set off someone's allergic fit, and that will definitely color their memory of your home.

fresh flowers8. Get fresh flowers and a few plants, but keep tchockes to a minimum.

9.Make sure that all of your light fixtures are outfitted with the appropriate wattage and flattering bulbs.  If you have a dark room consider adding lighting to brighten it up or hang a decorative mirror to reflect natural light.

Now  your house is ready to go on the market. You can sit back and let me your Highland Park IL REALTOR do the rest of the work.  Remember - first impressions are crucial as you only get one chance so do it right! Take the time and money to get your house in its best condition. You'll be glad you did, and you will actually be kicking yourself for not doing it sooner as you will really enjoy the crispness of your home.

Everywhere I go these days, people are asking me the same question, how is the real estate market in the Chicago Northwest Suburbs is doing?   My answer is always dependent  on where or in which segment of the market  you are talking about?  For example, the first time home buyer market is as strong or stronger than ever.      Also homes in desirable neighborhoods, can sell within a few days if the homes are situated in a great location, updated and priced correctly or even aggressively.

To recap, these 14 homes sold for 64 percent of the asking price in an average of over 365 days on the market.  There are 118 homes   currently active on the market. 14 of these homes are currently undercontract.

My feeling is that unless you price your home aggressively, it will take you a long time to sell.  If you notice, certain homes in the Long Grove area took over a year to sell.  

 

If you are a  Long Gove real estate buyer, it is definately time to find your dream home.  I moved here 17 years ago, and it is a wonderful time to raise a family.  You have the best of all worlds in Long Grove
