Yes its true... This beautiful Buffalo Grove townhome for sale went under contract in 1 day.. In this market, this is very exciting news for the seller, buyer, buyer's realtor and myself. In addition to this townhome, I listed two other Buffalo Grove single family homes this past month that went under contract in less than 2 weeks. How do I accomplish this? I can honestly say its a lot of hard work and a little bit of luck!

Pricing The Home Correctly
First I need to sit down with the seller and review all of the current data, in order for us to price the home accurately. In today's dynamic marketplace, this is an extremely challenging endeavor. As a full time real estate agent, I tour each home that competes with the home I am listing in order to obtain additional knowlege helpful in my pricing strategy. Additionally since I'm very familiar with all the homes that sold in the area, I can guage the selling price of the home I am currently listing( square feet and condition) compared to the selling price of the homes that have recently closed.
Presentation of the Home
Staging and uncluttering the home is another important aspect of the selling formula. Before I list a home I help the seller with all the details necessary to get the home in the best possible condition. I bring my own props, including rugs and towels for the bathroom, and decorative pictures and accessories to make the home shine... Additionally, I have a handyman and painter that can fix any small item and freshen up the house. He is amazing and if you would like his number, give me a call. I also will give the seller advice on which areas will give them the most bang for their buck. In my recent sale, we changed the countertops and appliances in the kitchen, and remodeled the baths. 
Marketing of the Home
Lastly, a real estate agent needs to agressively market your home . As a Buffalo Grove real estate agent who specializes in internet marketing , your internet exposure will be second to none. Barb- yes things are improving here but in most situations homes stay on the market unless they are compelling. That's my new slogan... Homes can't be comparable anymore- they have to be compelling.
